Seven steps — from obtaining the necessary documents to receiving the keys.
- Obtain a Portuguese NIF (tax identification number) — it is mandatory for any property purchase.
- Open an account with a Portuguese bank — it is needed for payments and, if required, for mortgage financing.
- Choose a property — taking into account its location, market value, legal status and investment potential.
- Carry out legal due diligence — ownership rights, licences, debts and registration details must be checked before signing.
- Sign the CPCV — the promissory purchase and sale agreement sets out the terms of the transaction and normally includes a deposit.
- Arrange financing, if necessary — foreign buyers may obtain a mortgage in Portugal depending on their income and residency status.
- Complete the transaction and register ownership — sign the final documents before the notary and officially register the ownership rights.
I assist my clients at every one of these stages. This is what makes my service different: I support the client throughout the entire process — from selecting the property to negotiations, financing and registration of ownership.
