How to Prepare Funds and Documents for the Bank When Buying Property in Madeira

The main rule is complete transparency regarding the origin of funds, rather than trying to make a transaction less noticeable to the bank. The bank needs to understand where the money comes from, who it belonged to, how it was obtained, and which documents can prove its origin — especially when the amount is substantial or is connected with cryptocurrency, the sale of assets, investments, or the transfer of capital from another country.

Clients often come to me only after a problem has already arisen: the bank has requested additional documents, restricted transactions, or blocked the account. The reason is almost always the same — someone advised them to make the transaction “less noticeable” by splitting a large amount into smaller transfers. It usually sounds like this: deposit €3,000, €5,000, or €10,000 per month and the bank will not pay attention to you. Stop! That is not how it works. This is a misconception. You absolutely should not do this. From a bank compliance perspective, such a pattern can look far more suspicious than a single, clear and fully documented transfer, even if the amount is very large. The bank sees the full transaction history and reacts to the overall pattern, not simply to the amount itself.
