Can you buy property in Madeira while you are outside the island?

Absolutely. Buying property in Madeira remotely is now a widespread practice, and many of my clients purchase a home or an investment property while they are abroad.

I always begin by clarifying the client's objective: relocation, investment or holidays, as well as their budget and preferred areas. Based on this, I prepare a selection of properties, including options that are not publicly listed for sale. For every property that interests the client, I personally visit it, record a video tour and provide detailed feedback — not only about the property itself, but also about the area, accessibility, neighbours and other important nuances.

Before the transaction, all documents undergo a legal review. The CPCV (promissory purchase and sale agreement) is then signed and a deposit is paid. If travelling to Portugal is not possible, the final transaction can be completed under a power of attorney, with an authorised representative acting on the client's behalf. Once the registration is completed, the client becomes the official legal owner.
